Our Residential Drywall Services

Looking for drywall residential services in Miami? Here is everything we handle for homeowners.

Holes, Cracks and Water Damage

Holes, cracks, nail pops, damaged corners and water-stained walls, repaired and texture-matched so the patch disappears. For the full details, including condo leaks and permits, see our page on drywall repair in Miami.

New Walls, Rooms and Remodels

New walls, room divisions, closets, additions and full remodels, hung, taped and finished to a paint-ready surface. For board types and what an installation includes, see our page on drywall installation in Miami.

Drywall Repairs and Residential Painting Services

Most drywall repairs end with paint, and that is where many homeowners get stuck hiring a second contractor. We prime and paint after the repair, whether that means touching up one wall or painting the whole room, so the job is truly finished when we leave. For whole rooms, color changes and trim, see our page on interior painting in Miami.

Ceiling Repair and Popcorn Ceiling Removal

Water-stained, cracked and sagging ceilings repaired, and dated popcorn ceilings removed and refinished smooth, after asbestos testing in older homes.

Drywall Finishing and Texture

Smooth Level 4 and Level 5 finishes, orange peel, knockdown and texture matching.

Framing and Insulation

Metal or wood framing for new walls, and insulation installed before the walls are closed.

Water and Storm Damage

Drywall replaced after roof leaks, AC drain backups, plumbing failures and storms, once the area is dry.

Condo and Apartment Drywall

Repairs and remodels in condos and apartments, planned around building rules and neighbors.

Garage Conversions and Additions

New rooms built from garages, porches and additions, with the right board for each space.

Drywall in Miami Homes: What Makes It Different

Concrete Block Walls

Many South Florida homes have concrete block exterior walls. Industry standards for drywall application, the Gypsum Association’s GA-216 and ASTM C840, cover two ways to put drywall on interior masonry walls: fastening it to furring strips attached to the block, or bonding it to the masonry with adhesive. For adhesive application, ASTM C840 requires the masonry to be dry, clean and free of anything that would stop the bond.

On block walls with furring, a few things matter:

  • The finished wall follows the block, so uneven block shows through unless the furring is set straight.
  • The cavity behind the board is shallow, which limits insulation and makes adding outlets or wiring more involved.
  • Furring must be firmly attached before new board goes up, or screws can loosen and pop later.

We check how your exterior walls are built and the condition of any furring before new drywall goes up, and coordinate with your electrician when wiring needs to be added.

[CONFIRM: that this matches the client’s approach on Miami block homes.]

Humidity

Miami’s humidity affects both the board and the finishing. We use moisture- and mold-resistant board in bathrooms and laundry rooms, and we never apply the next coat of joint compound until the last one is fully dry.

Older Homes

In homes built before 1978, EPA rules require anyone paid to disturb painted surfaces to be certified and use lead-safe work practices.

[CONFIRM: EPA Lead-Safe Certified Firm status. Do not claim it unless current.]

The EPA notes that asbestos may be present in textured paints and in patching compounds used on wall and ceiling joints, and that their use was banned in 1977. Sprayed-on decorative ceiling material is also on the EPA’s list. Older textures and popcorn ceilings should be sampled and tested by an approved laboratory before they are scraped or sanded. If the result is positive, removal must be handled by a qualified asbestos abatement professional.

Homes built or renovated between 2001 and 2008 may contain defective imported drywall. Federal guidance looks for blackened copper wiring or AC coils together with drywall from that period.

Living in Your Home During Drywall Work

Most residential drywall work happens while families are living in the home. We plan for that.

  • Dust control: plastic barriers around the work area, and covered floors and furniture [CONFIRM: dust control methods, such as zip walls or HEPA vacuums]
  • Clear schedule: we tell you which rooms are affected and for how long
  • Daily cleanup: the work area is tidied at the end of each day [CONFIRM]
  • Kids and pets: work areas are kept closed off, and tools and materials are stored safely
  • Paint included: no waiting for another contractor before you can use the room again

Drywall finishing takes several visits because each coat must dry. Most of that time is drying, not noise or mess.

Condo and Apartment Drywall in Miami

Condo work comes with extra steps. Many associations have renovation rules covering approved work hours, elevator reservations, protection of common areas and proof of insurance. Check with your association before work is scheduled, and we will plan around their requirements and provide a certificate of insurance.

[CONFIRM]

If the damage came from a leak, Florida condo law affects who pays for the drywall repair. See our Drywall Repair page for an explanation of how condo leak responsibility generally works in Florida.

How Much Do Residential Drywall Services Cost in Miami?

Every job is priced after we see it. Costs depend on the size of the area, ceilings versus walls, water damage, board type, finish level, texture, painting, furniture protection in an occupied home, testing in older homes, and permits. Combining several repairs, or drywall and painting, in one visit often costs less than separate service calls.

For published cost figures and what drives them, see the cost guides on our service pages:

Permits and Paperwork: Protect Yourself

Miami-Dade County publishes clear guidance for homeowners. These rules protect you, and a good contractor follows them.

Larger drywall jobs, remodels and new walls usually need a building permit. Rules vary by city, and some small repairs are exempt. We confirm the requirements for your address.

Miami-Dade warns homeowners to be careful when a contractor suggests doing work without permits, or asks the homeowner to pull the permit.

Under Florida Statute 489.126, a contractor who takes more than 10 percent of the contract price as a first payment on residential work must apply for any needed permits within 30 days and start work within 90 days after permits are issued, unless you agreed in writing to a longer period.

Florida’s Construction Lien Law requires a Notice of Commencement to be recorded for property improvements over $2,500. Your contractor or permit office can explain how this applies to your project.

Miami-Dade notes that permits expire if work has not started within 180 days of issue, or stops for 180 days.

Drywall and Framing Services: Residential vs. Commercial

We provide drywall framing services and drywall installation services for both residential and commercial properties. The work is related, but the approach is different.
