What Makes Drywall Work in Coral Gables Different

Strict Construction Hours, With a Saturday Rule

Coral Gables sets firm limits on when construction can happen. According to the City of Coral Gables:

Day

Allowed hours

Monday to Friday

7:30 a.m. to 6:00 p.m.

Saturday, interior work (commercial and residential)

9:00 a.m. to 5:00 p.m.

Saturday, exterior work

Prohibited in residential areas or within 100 feet of residential zones

Sundays and city-recognized federal holidays

All construction prohibited

What this means for your project: interior drywall and painting can continue on Saturdays, but exterior stucco work near homes cannot. When a city holiday falls on a Saturday, the Friday before is treated as the holiday, and when it falls on a Sunday, the following Monday is. Work outside these hours requires a special request to the city. We schedule interior and exterior work around these rules.

Board of Architects Review for Exterior Changes

Coral Gables has its own Board of Architects. According to the city, the Board reviews applications against the design standards in Section 5-100 of the Coral Gables Zoning Code, including the compatibility of color, materials, fenestration and proportion. For a typical building permit, the review involves a preliminary and a final Board approval before the permit is issued. The Board meets every Thursday.

The city also publishes pre-approved exterior paint color lists from Benjamin Moore and Sherwin-Williams.

What this means for your project: interior drywall work does not change how your home looks from outside, but exterior stucco changes, new openings and color changes may need Board review. Repairs that match the existing finish and approved color are simpler. [CONFIRM: experience with Board of Architects submittals.]

Historic Homes

Coral Gables was planned in the 1920s by George Merrick, and many homes from that era are Mediterranean Revival style, with masonry walls and stucco finishes. The city has a Historic Preservation Board and a local register of historic places. For designated properties, most exterior work needs a Certificate of Appropriateness before a building permit can be issued. If your home is historic, contact the city’s Historic Preservation Division before planning exterior work.

Inside older homes:

  • Plaster walls and ceilings are common in homes built before drywall became standard. Many can be repaired rather than replaced. Ceiling Repair Miami
  • Lead paint is possible in homes built before 1978, and EPA lead-safe rules apply to paid work that disturbs paint.
  • Asbestos may be present in older textured finishes, so testing comes before sanding or scraping.

Permits for Drywall Work in Coral Gables

Coral Gables Development Services handles building permits. Since July 1, 2026, a new Florida law (HB 803) allows a permit exemption for certain work on single-family homes, and Coral Gables processes it through a Residential Permit Exemption Review. According to the city’s form:

  • It applies only to single-family dwelling work valued at less than $7,500
  • The project cannot include electrical, plumbing, structural, mechanical or gas work
  • Structural work includes any part of the building envelope, such as roofing, doors, windows and anything outside that must resist wind or impact loads

So a small interior drywall repair in a single-family home may qualify, but drywall work tied to plumbing or electrical repairs, larger remodels, and condo or commercial work generally need a permit. Exempt work must still meet the Florida Building Code. We confirm the requirements for your address before work starts. Drywall Repair Miami [CONFIRM: who pulls permits on Coral Gables jobs.]

Coral Gables Drywall FAQs

Interior construction is allowed on Saturdays from 9:00 a.m. to 5:00 p.m. Exterior construction on Saturdays is prohibited in residential areas or within 100 feet of residential zones. All construction is prohibited on Sundays and city-recognized holidays.

Interior drywall work generally does not change a home’s exterior design. The Board of Architects reviews exterior design elements such as color, materials, windows and proportion, so exterior stucco changes, new openings or color changes may need review.

It may be. Coral Gables offers a Residential Permit Exemption Review for single-family dwelling work valued under $7,500 that does not involve electrical, plumbing, structural, mechanical or gas work. Condo, commercial and larger projects generally need a permit.

Often, yes. Plaster that is cracked or has separated from its lath can often be re-secured and refinished. Badly damaged areas may be better replaced, either with new plaster or with drywall.

For designated historic properties, most exterior work needs a Certificate of Appropriateness before a building permit is issued. Interior work is usually simpler. Contact the city’s Historic Preservation Division before planning exterior changes.
