Interior Painting in Miami, FL

Walls, ceilings, trim and doors painted cleanly, evenly and on schedule. Magic City Drywall is an interior painter in Miami for homes, condos, offices and commercial spaces, and because we also repair and finish drywall, your walls are properly prepared before a single coat goes on.

Good interior painting is mostly preparation. Patching, sanding, priming and protecting your home take more time than rolling on color, and they are what make the finish look right for years.

Choosing the Right Paint Sheen for Each Room

Sheen is how much light the dried paint reflects. Higher sheens are tougher and easier to clean, but they also show more wall imperfections. Most homes need only three sheens: flat for ceilings, eggshell or satin for walls, and semi-gloss for trim and wet rooms.

Area

Typical sheen

Why

Ceilings

Flat or matte

Hides flaws and reduces glare

Bedrooms and living rooms

Flat, eggshell or satin

Soft look, with eggshell or satin wiping cleaner

Hallways and kids’ rooms

Eggshell or satin

Holds up to frequent wiping

Kitchens

Satin or semi-gloss

Handles grease and moisture

Bathrooms and laundry rooms

Semi-gloss, or a satin made for baths

Resists humidity and mildew

Trim, doors and baseboards

Semi-gloss

Hard, durable, easy to clean

Two things to know before you choose:

  • Touch-ups. A touch-up on flat paint is nearly invisible, while a touch-up on satin or semi-gloss often “flashes” with a slightly different shine.
  • Smooth walls and strong light. Higher sheens on walls show every bump and seam, especially next to big windows. If you want satin or glossier paint on walls, the drywall finish underneath matters. Drywall Finishing

Painting in Miami’s Humidity

Humidity is the biggest local factor in how paint dries. High humidity means longer drying time, and painting in rooms at 50 percent humidity or lower gives the fastest drying. For latex paint, Bob Vila’s guidance is to wait at least 4 hours between coats and to remember that full cure takes typically 2 to 4 weeks.

What this means on a Miami job:

  • We run the air conditioning during painting where possible, to bring indoor humidity down
  • We follow the label’s recoat time as a minimum, and wait longer when the air is damp
  • We treat painted surfaces gently for the first few weeks while the paint cures, and so should you: avoid scrubbing or hanging heavy items right away

Painting over a damp first coat, or on a damp wall, is a common cause of poor adhesion and uneven sheen.

Paint for Bathrooms and Moisture

Bathrooms, laundry rooms and kitchens need more than a standard wall paint. As Benjamin Moore’s Helen Shaw puts it, areas exposed to more moisture need a moisture- and mildew-resistant, easy-to-clean finish. Many manufacturers now make mildew-resistant paints for exactly these rooms.

Paint helps, but it cannot fix a moisture problem. If walls already show mold, the source of the moisture must be fixed and the mold properly cleaned first. In Florida, mold remediation of more than 10 square feet must be done by a licensed mold remediator. Drywall Repair Miami A working bathroom exhaust fan is also one of the best ways to protect new paint.

Healthier Indoor Air: Low-VOC Paint and Ventilation

According to the EPA, paints and varnishes contain organic solvents that can release chemicals into the air, and the EPA’s advice includes providing maximum ventilation during painting.

This matters in Miami, where many homes and condos stay closed up with the air conditioning on. Most air conditioners do not provide ventilation, because they recirculate indoor air rather than bring in fresh air. And while latex paint may look dry after a few hours, Montgomery County, Maryland’s environmental agency advises continuing ventilation for at least 48 hours, and preferably 72 hours.

How we keep indoor air better:

  • Low-VOC or zero-VOC paints on request [CONFIRM: products the client uses]
  • Fans and open windows or doors where possible during and after painting
  • Paint cans kept covered and removed at the end of the day
  • Advice on ventilation for the days after we finish

If anyone in your home is sensitive to odors or has breathing concerns, tell us before the project starts.

Our Interior Painting Process

  1. Walkthrough and color consultation. We look at the rooms, discuss colors and sheens, and note any wall damage.
  2. Written estimate. Rooms, surfaces, number of coats, products and schedule, in writing.
  3. Protection. Floors, furniture and fixtures are covered, outlet covers and hardware removed, and edges taped where needed.
  4. Repairs and preparation. Nail holes, dents and cracks are patched, rough areas sanded, and gaps in trim caulked. Larger drywall damage is repaired properly first. Drywall Repair Miami
  5. Priming. Patches, new drywall, stains and big color changes are primed so the finish looks even.
  6. Painting. Edges are cut in by brush and walls rolled, with each coat given the full recoat time.
  7. Inspection. We check every surface in natural and artificial light and touch up as needed.
  8. Cleanup and walkthrough. Covers removed, hardware replaced and the space left clean.

Commercial Interior Painting in Miami

For a commercial interior painter in Miami, the real challenge is usually the schedule, not the paint. Businesses need to stay open, and tenants and customers should not notice the work.

The EPA’s indoor air quality guidance for painting in schools, which applies well to any occupied building, recommends scheduling work during unoccupied periods or periods of least occupancy when possible. For commercial clients, we:

  • Phase work area by area so your business keeps operating
  • Offer after-hours or weekend work [CONFIRM]
  • Use low-odor, low-VOC products where requested
  • Coordinate with property managers and building rules
  • Provide certificates of insurance naming the owner or management company

Common commercial projects include offices, retail stores, restaurants, medical and dental offices, condo common areas and tenant turnovers. Commercial Drywall

Older Homes: Lead-Safe Painting

In homes built before 1978, EPA rules require anyone paid to disturb painted surfaces, including sanding and scraping during paint prep, to be certified and use lead-safe work practices. [CONFIRM: EPA Lead-Safe Certified Firm status. Do not claim it unless current.] Residential Drywall

Licensing and Permits for Interior Painting

Licensing. Florida’s House Bill 735 barred local governments from requiring licenses for painting, and Miami-Dade County stopped issuing its painting specialty license after July 1, 2023. That makes it even more important to check a painter’s insurance, reviews and past work.

Permits. The Florida Building Code (Section 105.2) lists painting, papering, tiling, carpeting, cabinets, countertops and similar finish work as exempt from a building permit. Exempt work must still be done in a way that complies with the code. If painting is part of a larger remodel, that project may need a permit. Drywall Repair Miami

How to Choose an Interior Painter in Miami

  • Insurance first. Ask for a certificate of insurance for general liability and workers’ compensation, sent directly from the insurer or agent.
  • A detailed written estimate. It should list rooms, surfaces, prep work, number of coats and paint products.
  • Ask about preparation. Patching, sanding, caulking and priming should be included, not optional extras.
  • Ask about drywall repairs. A painter who can fix drywall properly avoids patches that show through new paint.
  • Older homes: ask about EPA lead-safe certification.
  • Real reviews and photos of completed interiors you can check yourself.

Interior Painting FAQs

Thumbtack’s national data puts interior painting projects at about $917 for one room up to $4,893 for eight rooms, and interior painting at about $50 per hour. Your price depends on room size, ceilings and trim, prep work, color changes and paint quality.

For latex paint, a common guideline is at least 4 hours between coats, and longer in humid conditions. Always follow the paint label, which lists the recoat time for that product.

Semi-gloss, or a satin finish made for bathrooms, resists humidity and mildew best. A mildew-resistant paint adds extra protection in steamy rooms.

Many people do, with good ventilation. Paint can release chemicals into the air during and after painting, so keep fresh air moving and ventilate for at least 48 to 72 hours afterward. Low-VOC paint helps. If anyone in your home is sensitive to odors or has breathing concerns, plan to stay elsewhere while the main rooms are painted.

Painting on its own is generally treated as finish work that does not need a building permit. If painting is part of a larger remodel, check whether that project needs one.

Florida does not allow local governments to require a license for painting, so insurance, reviews and a clear written estimate are the best ways to check a painter.

Yes. We plan around your association’s rules and provide a certificate of insurance when the building requires one.
