What Makes Drywall Work in Miami Beach Different

Most of Miami Beach Is in a Flood Zone

According to the City of Miami Beach, 93% of buildings in the city are located in a FEMA Special Flood Hazard Area. The city sits close to sea level, so heavy rain, king tides and storm surge can all cause flooding.

That affects drywall work in three ways:

  • Floodwater damage. The city warns that floodwater can be contaminated with sewage or other pollutants. Drywall soaked by floodwater should be removed, not dried and reused. Drywall Repair Miami page, water damage section
  • The 50% rule. The city notes that if a house in a flood zone is damaged or improved by more than 50% of its building market value, additional flood requirements apply. Large remodels and major repairs should be checked against this rule before work starts.
  • Flood-resistant materials. FEMA’s Technical Bulletin 2 lists paper-faced gypsum board as unacceptable for walls and ceilings below the base flood elevation in these areas, and non-paper-faced gypsum board as acceptable. Where flood-resistant materials are required, the right board matters.

Condo Buildings

Much of Miami Beach lives in condo and apartment buildings. Work in these buildings usually involves:

Historic Properties

Miami Beach has many historic buildings and districts. For designated historic properties, exterior changes can require a Certificate of Appropriateness from the city’s Planning Department alongside the building permit, and the city requires a public notice to be posted at the property while the application is pending. If your property is historic, check with the Miami Beach Planning Department before exterior stucco or facade work. [CONFIRM: experience with historic properties.]

Construction Hours

Miami Beach limits when noisy construction work can happen. Under City Code Section 46-156(2):

Area

Allowed hours

Residential zones, weekdays

8:00 a.m. to 6:00 p.m.

Residential zones, Saturdays

10:00 a.m. to 4:00 p.m.

Commercial, industrial and mixed-use zones

7:30 a.m. to 6:30 p.m. (standard time), 7:30 a.m. to 7:30 p.m. (daylight saving time)

Sundays and national holidays

No construction noise allowed

The city also suspends construction activity in the public right-of-way during major events, such as the Miami Boat Show week, Thanksgiving week, Art Week and the year-end holiday break. We plan schedules around these dates so your project is not delayed.

Salt Air and Humidity

Ocean air and humidity are hard on buildings. Stucco cracks can let in water, and rust stains can point to corroding steel in the concrete behind. Indoors, humidity slows the drying of joint compound, so finishing takes more patience here. Stucco Services page, concrete spalling section Drywall Finishing page, humidity section

Permits for Drywall Work in Miami Beach

The City of Miami Beach exempts small drywall repairs from a building permit, but only in limited cases. For single-family homes, drywall repair or replacement under 16 square feet does not need a permit. Larger repairs, remodels, new walls and most condo and commercial work generally need one. We confirm the requirements for your address before work starts. Drywall Repair Miami page, permit section [CONFIRM: who pulls permits on Miami Beach jobs.]
