Popcorn Ceiling Removal in Miami, FL

Dated, dusty popcorn ceilings removed and replaced with a smooth or modern finish, tested first, contained properly and finished ready for paint. Magic City Drywall provides popcorn ceiling removal in Miami for houses, condos and commercial spaces.

Removing popcorn texture is one of the fastest ways to make a room look brighter and more modern. It is also messier and more technical than it looks, because older popcorn ceilings can contain asbestos and the ceiling underneath almost always needs repair and finishing.

Condo and Commercial Popcorn Removal

Popcorn removal in condo units, common areas and offices, coordinated with building rules and the required asbestos steps. See “Condos and Commercial Buildings” below.

Step One: Test for Asbestos

This is the most important part of any popcorn ceiling removal, and it comes before anything else.

The U.S. Environmental Protection Agency notes that asbestos may be present in textured paints and in patching compounds used on wall and ceiling joints, and that their use was banned in 1977. Sprayed-on decorative ceiling material is also on the EPA’s list of products that may contain asbestos. You cannot tell by looking at a ceiling whether it contains asbestos. Only a lab test can.

What Florida law says:

  • Florida law (Chapter 469, Florida Statutes) requires asbestos abatement to be done by licensed asbestos contractors, and asbestos surveys to be done by licensed professionals.
  • Florida defines “abatement” broadly. It includes removing asbestos, but also encapsulating it, enclosing it or disposing of it. So even covering an asbestos-containing ceiling is a decision to make with a licensed asbestos professional.
  • There is a limited exemption: the owner and occupant of a single-family residence that is not for sale or lease may remove asbestos-containing materials from their own home, after personally signing the permit application. The exemption applies only to the owner, not to contractors, and selling or leasing within one year can make it a violation.

What happens next:

  • If the test is negative, we proceed with removal.
  • If the test is positive, the popcorn must be removed by a licensed asbestos abatement contractor. Once the abatement is complete and cleared, we can repair, finish and paint the ceiling.

[CONFIRM: Magic City Drywall is not presented as an asbestos abatement contractor. Do not change this unless the client holds a Florida asbestos contractor license.]

Lead paint: if the popcorn has been painted in a home built before 1978, lead-safe rules may also apply. Residential Drywall

How We Remove a Popcorn Ceiling

  1. Inspection and testing. We check the ceiling, confirm the asbestos test result, and note whether the popcorn has been painted.
  2. Written estimate. Area, removal method, repairs, finish (smooth or textured), primer and paint.
  3. Containment. Furniture is moved or covered, floors and walls are protected with plastic, and the room is sealed off from the rest of the home. Vents are covered and the air conditioning is managed so dust does not spread.
  4. Power and fixtures. Power to ceiling fixtures is shut off at the breaker, and fixtures and fans are removed or protected.
  5. Wetting and scraping. The texture is lightly misted with water to soften it, then scraped off in sections. Painted popcorn is usually harder to soften and slower to remove.
  6. Ceiling repairs. Gouges, loose tape, nail pops and stains are repaired.
  7. Finishing. The ceiling is skim coated smooth, or a new texture is applied, with full drying time between coats.
  8. Primer and paint. Stain-blocking primer and ceiling paint.
  9. Cleanup. Plastic and debris are removed and the room is cleaned.

What Your Ceiling Looks Like After Removal

Popcorn texture often hides problems in the ceiling underneath: rough taping, uneven joints, patches and old water stains. Once the popcorn is gone, there are two main choices:

Finish

What it involves

Best for

Smooth ceiling

Repairs plus a skim coat over the whole ceiling, then primer and paint

Modern look. Shows every flaw, so the finishing must be careful

New texture (orange peel or knockdown)

Repairs, then a sprayed texture, primer and paint

Hides minor imperfections. Usually faster than a perfect smooth finish

Rooms with strong light from large windows show ceiling flaws clearly, so a smooth ceiling in those rooms needs a high-quality finish. Drywall Finishing

Popcorn Ceiling Removal in Condos and Commercial Buildings

Condo towers, apartment buildings and commercial spaces have extra rules.

Under the federal asbestos rules (the asbestos NESHAP, 40 CFR Part 61, Subpart M), a regulated “facility” includes buildings containing condominiums, and excludes only residential buildings with four or fewer dwelling units. According to the Florida Department of Environmental Protection, residential buildings with four or fewer dwelling units are generally not considered facilities, unless they are part of a larger installation.

For covered buildings, the rules require a thorough asbestos inspection before renovation, and advance notification when the amount of regulated asbestos material reaches set thresholds. In Miami-Dade County, NESHAP notifications are submitted to the county’s environmental resources management division (DERM), and the county notes that a city or county building permit does not count as a NESHAP notification.

What this means for condo owners:

  • Check with your association before planning popcorn removal
  • Expect the building to require asbestos testing or survey results
  • Plan around the building’s work hours, elevator use and insurance requirements

Popcorn Ceiling Removal FAQs

HomeAdvisor’s Miami Beach data puts the average popcorn ceiling removal project at about $1,714, with jobs ranging from $500 to $4,300. Your price depends on ceiling area, height, whether the popcorn is painted, asbestos testing, repairs and the finish you choose.

The popcorn must be removed by a Florida-licensed asbestos abatement contractor. Once the abatement is finished, the ceiling can be repaired, finished and painted.

Florida has a limited exemption that lets the owner and occupant of a single-family home, not for sale or lease, remove asbestos-containing materials from their own home after signing the permit application. All other laws and safety rules still apply, so testing first and getting professional advice is strongly recommended.

Covering a popcorn ceiling with new drywall or a skim coat is possible, but if the popcorn contains asbestos, Florida’s definition of abatement includes enclosure and encapsulation. Test first and discuss the options with a licensed asbestos professional.

Usually, yes, once testing has confirmed the popcorn does not contain asbestos. The work area is sealed off with plastic, and you will need to avoid the room until the work is done.

Yes. Federal asbestos rules cover buildings with more than four dwelling units, including condo buildings, and require an asbestos inspection before renovation. Check with your association before planning the work.
