Ceiling Repair in Miami, FL

Water stains, leaks, sagging drywall, cracks and damaged plaster, repaired properly and matched to the rest of your ceiling. Magic City Drywall provides ceiling repair in Miami for homes, condos and commercial spaces, from a small stain to a ceiling that has come down.

Ceilings are harder to repair than walls. They take the most water damage, gravity works against every patch, and overhead light shows every flaw. A good ceiling repair starts with stopping the water and ends with a surface you cannot pick out once it is painted.

Ceiling Leaking Right Now? Do This First

If water is coming through your ceiling, these steps limit the damage and keep everyone safe:

  • Keep people and pets away from any sagging or bulging area. The American Red Cross warns that a sagging ceiling means it got wet, which makes it heavy and dangerous.
  • Turn off power to light fixtures and fans in the wet area at the breaker. If you see sparks or broken wires, or smell hot insulation, turn off the electricity at the main breaker.
  • Stop the water if you can. For a plumbing leak, shut off the main water valve. For an AC leak, turn off the air conditioner.
  • Catch the water with buckets and move furniture and electronics out of the way.
  • Take photos and videos before anything is cleaned up or removed, especially if you will file an insurance claim.
  • Call the right trade for the source: a plumber, an AC technician or a licensed roofer. Then call us to repair the ceiling.

AC leaks are a common cause of ceiling damage in Miami. In many homes, the air handler or its drain line sits in the attic, above the ceiling. When the condensate drain line clogs, the water has nowhere to go, and depending on where the line runs, the overflow can damage ceilings, walls and floors. Yearly AC maintenance, including cleaning the drain line, is one of the best ways to prevent it.

Roof leaks need a licensed roofer. Florida law requires roofing contractors to be licensed through the Florida Department of Business and Professional Regulation (DBPR). A ceiling repaired under a roof that still leaks will be damaged again.

Ceiling Water Damage: Repair or Replace?

Whether a wet ceiling can be saved depends on what it is made of and how long it stayed wet.

Drywall ceilings. Drywall that has been soaked, is soft, has sagged or is stained deeply usually needs to be cut out and replaced. FEMA’s general guidance is that materials which cannot be cleaned and dried within 24 to 48 hours should be removed. Drywall Repair Miami

Plaster ceilings. FEMA and the American Red Cross note in Repairing Your Flooded Home that a plaster ceiling will dry eventually, but if it has too many cracks or sags, it must be torn down and replaced. Wet insulation above the ceiling should be removed so the joists can dry.

Insulation above the ceiling. Wet attic insulation holds water against the ceiling and the framing. We remove and replace it as part of the repair. Insulation Installation Miami

Mold. If mold has grown on the back of the ceiling over a larger area, it must be handled before the ceiling is rebuilt. Drywall Repair Miami

Plaster Ceiling Repair in Miami

Older homes and buildings built before drywall became standard may have plaster ceilings on wood lath. In these ceilings, wet plaster was pushed through gaps in the lath to form “keys” that hold the ceiling up. Over time, water, settling and vibration can break those keys, and the plaster starts to separate and sag.

How we assess a plaster ceiling. Guidance from the U.S. General Services Administration (GSA) on historic plaster describes a simple test: gently press the plaster. If it moves in relation to the framing and lath, the keys are broken. If it moves together with the lath, the plaster is still keyed to the lath, but the lath is loose from the joists.

How it is repaired. Where the plaster is still sound, it can often be re-secured with plaster washers, also called ceiling buttons, screwed through the plaster and lath into the joists, sometimes combined with adhesive injected behind the loose area. Cracks are then filled and the surface skim coated so the repair disappears.

When replacement makes sense. Large areas of loose plaster, plaster hanging well away from the lath, or ceilings badly damaged by water are usually better replaced, either with new plaster or with drywall.

For historic properties, the National Park Service’s Preservation Brief 21: Repairing Historic Flat Plaster Walls and Ceilings favors repairing original plaster where possible. If your building is in a historic district, check with your city’s preservation office before replacing plaster.

Ceiling Water Damage Repair Services in Miami Beach

Miami Beach has many condos and older buildings, where ceiling leaks from the unit above, roof leaks and AC overflows are frequent problems. For single-family homes in Miami Beach, drywall repair or replacement under 16 square feet is exempt from a building permit, while larger repairs and condo work may need one.

In condos, who pays for a ceiling repair after a leak depends on Florida condo law and your association’s documents. Drywall Repair Miami

How We Repair a Ceiling

  1. Inspection. We check the damage, test for moisture, look into the attic or ceiling cavity where possible, and identify the cause.
  2. Confirm the source is fixed. Roof, plumbing or AC problems are fixed by the right trade first.
  3. Protection. Floors and furniture below are covered, and the work area is contained.
  4. Remove damaged material. Wet, stained or loose drywall or plaster is cut back to sound material, and wet insulation is removed.
  5. Dry and check. The ceiling cavity is dried and checked before closing it up.
  6. Rebuild. New ceiling board is fastened to the framing, with added backing where needed. For ceilings, we use board designed to resist sagging. USG notes that its 1/2-inch interior ceiling board provides the sag resistance of 5/8-inch standard board.
  7. Finish and texture. Joints are taped and finished in several coats, then the texture is matched.
  8. Prime and paint. Stain-blocking primer where stains remain, then paint so the repair blends in. Interior Painting Miami

Affordable Ceiling Drywall Repair in Miami: How to Keep Costs Down

Ceiling repairs get more expensive the longer water is left alone. These steps keep the cost down:

  • Act early. A small stain is far cheaper to fix than a sagging or collapsed ceiling.
  • Fix the source first. Repairing a ceiling under an active leak means paying twice.
  • Combine repairs. Several patches, or a ceiling repair and painting, in one visit cost less than separate service calls.
  • Document everything. Photos and invoices help with insurance claims.
  • Ask about repair before replacement. Many sagging plaster ceilings and damaged drywall areas can be repaired rather than fully replaced.
  • Prevent the next leak. Yearly AC maintenance, including the drain line, prevents one of the most common causes of ceiling damage in Miami.

How to Choose Ceiling Repair Contractors in Miami

  • Do they look for the cause? A good contractor asks where the water came from before quoting.
  • Do they check for moisture? The ceiling cavity must be dry before it is closed up.
  • Can they match your texture? Ask for photos of matched popcorn, knockdown or smooth ceilings.
  • Do they handle plaster? If your home has plaster ceilings, ask how they repair it.
  • License and insurance: verify both before work starts.
  • A written estimate listing removal, insulation, texture and painting.

Ceiling Repair FAQs

HomeAdvisor’s national data puts typical ceiling repairs at $400 to $1,350, with an average of about $875. Small cracks can cost less, and large or structural repairs can cost more. Your price depends on the size of the damage, the ceiling material, insulation, texture and painting.

Keep people away from any sagging area, turn off power to fixtures in the wet area, stop the water source if you can, catch the drips and take photos. Then call the right trade for the source, such as a plumber, AC technician or roofer, before the ceiling is repaired.

Treat it as dangerous. The American Red Cross warns that a sagging ceiling is wet, heavy and dangerous. Keep everyone out from under it, turn off power to nearby fixtures and call a professional right away.

In Miami, a common cause is the air conditioner. If the AC condensate drain line clogs, water can overflow onto the ceiling below. Plumbing leaks and leaks from a unit above are other common causes.

Often, yes. Plaster that has separated from its lath can often be re-secured with plaster washers screwed into the joists, then refinished. Large areas of loose or badly water-damaged plaster are usually better replaced.

In Florida, roof repairs must be done by a licensed roofing contractor. We repair the ceiling once the roof has been fixed. [CONFIRM: if the client has a roofing partner, mention it here.]

Yes. Patches can be textured to blend into the existing popcorn. In older homes, the existing popcorn should be tested for asbestos before it is disturbed.
