Stucco Repair and Stucco Services in Miami, FL

Cracked, stained, hollow or damaged stucco repaired, matched and protected against Miami’s rain, sun and salt air. Magic City Drywall provides stucco services in Miami for homes, condos and commercial buildings, from small crack repairs to new stucco application.

Stucco is your building’s first line of defense against water. A crack that looks small from the street can let rain reach the wall behind it, so the right repair starts with finding out why the stucco failed.

Why Hire a Drywall Company for Stucco?

Stucco and drywall finishing are closely related trades. Both depend on building a sound, smooth wall surface in layers, matching existing textures and letting each coat dry or cure before the next. Our team brings the same attention to preparation, layering and texture matching to every stucco job, inside and out. Miami Stucco Repair: Why Stucco Cracks and When to Worry

Some cracking in cement stucco is normal. The question is what kind of crack it is and whether water is getting through it. Thumbtack’s guidance for Miami notes that even hairline cracks can let rain reach the wall beneath long before the finish looks badly damaged, and that Miami’s frequent thunderstorms make this easy to miss.

What you see

What it often means

What to do

Fine hairline cracks in a random pattern

Normal shrinkage or minor movement

Seal and refinish, especially before painting

Cracks wider than about 1/8 inch

More movement, and a path for water

Repair soon and look for the cause

Cracks running from window and door corners

Stress at openings, a common water entry point

Repair the crack and check the sealant around the opening

Brown streaks below windows or cracks

Water moving through or behind the stucco

Find and fix the water path before patching

Rust stains, or cracks that look slightly raised

Possible corrosion of steel reinforcement in concrete behind the stucco

Have it evaluated before any cosmetic repair

Bulging areas or a hollow sound when tapped

Stucco has separated from the wall

Remove the loose section and rebuild it

Chunks falling off

Advanced failure, possibly concrete spalling

Get it inspected promptly for safety

The 1/8-inch figure is a common guideline used by stucco and painting contractors, not a code requirement.

Stucco on Concrete Block vs. Wood Frame

How stucco is built depends on what is behind it, and the Florida Building Code treats the two differently.

Over concrete block or concrete. Many South Florida homes have concrete block exterior walls. Under the Florida Building Code, Residential (Section R703.7), cement plaster applied directly over masonry or concrete must be at least two coats.

Over lath on wood or steel framing. Where stucco goes over metal or wire lath, the code requires at least three coats. Over wood-based sheathing, it also requires a water-resistive barrier with performance at least equivalent to two layers of Grade D paper.

Cement plaster must meet the ASTM C926 standard for application.

Why this matters for repairs: a patch on a block wall is rebuilt differently from a patch on a framed wall, where the lath and water-resistive barrier behind the stucco must be repaired too. We check what is behind the stucco before planning the repair.

Concrete Spalling: When a Stucco Crack Hides a Bigger Problem

In coastal South Florida, the air carries both moisture and salt. Concrete is porous, so over time chlorides can reach the steel reinforcing bars (rebar) inside concrete walls, columns, balconies and slabs, and cause them to rust. Rust takes up more space than steel, so it pushes the concrete apart and breaks it away. This is called spalling.

Engineering firm Rimkus notes two tell-tale signs: cracks that are slightly raised from the surface, and brown rust stains washing out of cracks.

Important: spalling is a structural concrete problem, not a stucco problem. Covering it with a stucco patch only hides it while the steel keeps rusting. Structural concrete repairs should be evaluated by an engineer and carried out by an appropriately licensed contractor. Once the concrete is repaired, we restore the stucco finish so the wall matches. [CONFIRM: the client’s role on spalling projects.]

Condo and Commercial Buildings: Recertification and Milestone Inspections

Miami-Dade County has required building recertification since 1975. After the 2022 state law on milestone inspections, the county’s program was updated, and the initial review moved from 40 years to 30 years. Condominium and cooperative buildings three stories or taller within three miles of the coastline and built on or after 1998 must be recertified at 25 years. Recertification is then required every 10 years.

These inspections often identify cracks, spalling and other repairs. When repairs are required:

  • The engineer defines the scope of the structural repairs
  • Structural concrete work is done by an appropriately licensed contractor
  • We handle stucco patching, refinishing and texture matching as part of the repair package, working with your engineer, general contractor or property manager [CONFIRM]

How We Repair Stucco

  1. Inspect and find the cause. We look for water paths, check sealant around openings and tap the wall to find hollow areas.
  2. Check for concrete problems. Rust stains or raised cracks are flagged for evaluation before any cosmetic repair.
  3. Remove damaged stucco back to sound material, with clean edges.
  4. Repair what is behind it. On framed walls, damaged lath and water-resistive barrier are replaced. On block walls, the surface is cleaned and prepared for bonding.
  5. Rebuild in layers. Base coats are applied to match the existing thickness, with curing time between coats.
  6. Match the finish. The final coat is textured to blend with the surrounding wall.
  7. Protect it. The repair is primed and painted or sealed once cured.

Cement stucco needs curing time between coats, so stucco repairs usually take several days from start to finish. Your estimate includes a realistic schedule.

Stucco Finishes and Texture Matching

Stucco in Miami comes in several finishes, and matching the existing one is what makes a repair invisible. Common finishes include:

  • Smooth: a flat, clean finish
  • Sand or float finish: a fine, sandy texture made with a float
  • Knockdown: flattened, irregular patches
  • Lace or Spanish lace: a heavier, layered pattern with raised areas

We test the texture on a small area or sample board before finishing the repair. Even a well-matched repair should be painted with the rest of the wall or section, so color and sheen look the same.

  • Permits

Permits and Licensing for Stucco Work in Miami-Dade

Permits. Rules depend on your city and the size of the job, and they differ across Miami-Dade. In the City of Miami, a 2026 state law (HB 803) created exemptions for certain minor work on single-family homes, duplexes and townhouses, which must be approved and posted on site before work starts. Commercial and condo stucco repairs, especially those tied to recertification, generally require permits. We confirm the requirements for your address before work begins. Drywall Repair Miami We pull the permits for stucco jobs that need one.

Licensing. Florida’s House Bill 735 barred local governments from requiring licenses for stuccoing, and Miami-Dade County stopped issuing its lathing and plastering license after July 1, 2023. Work that needs a building permit must still be permitted by a contractor licensed by Miami-Dade County or the State of Florida in a category that can obtain that permit.

Stucco Repair or Full Replacement?

Repair is usually enough when:

  • Damage is limited to cracks or a few areas
  • The stucco is still firmly bonded to the wall
  • There is no sign of water damage behind it

Larger re-stucco or replacement may be needed when:

  • Many areas sound hollow or are separating
  • Water has damaged the lath or sheathing behind framed walls
  • Cracks keep returning across large areas
  • The finish is so patched that it can no longer be matched

How to Choose a Miami Stucco Company

  • Do they look for the cause? A good contractor explains why the stucco failed, not just how to cover it.
  • Will they flag concrete problems? Rust stains and raised cracks should be evaluated, not patched over.
  • Can they match your texture? Ask for photos of matched repairs.
  • License and insurance: verify both, and ask who pulls the permit.
  • Free written estimate: areas, method, texture and painting should be listed.

Stucco FAQs

HomeAdvisor’s Miami data puts the average stucco repair at about $989, with most jobs between $450 and $1,800. The size of the damage, access, hidden damage, texture matching and painting all affect your price.

Fine hairline cracks are common in cement stucco. They are usually not structural, but they can still let water in, so they should be sealed and refinished, especially before painting.

Cracks wider than about 1/8 inch, cracks from window and door corners, cracks with rust stains, bulging or hollow-sounding areas, and pieces falling off all need prompt attention. Rust stains and raised cracks can point to corroding steel in the concrete behind the stucco.

Yes. The finish is matched on a test area first, and the repaired section should be painted along with the rest of the wall so color and sheen match.

Cement stucco needs curing time between coats, so most repairs take several days from start to finish. Larger projects take longer.

Spalling happens when steel reinforcing bars inside concrete rust, expand and break the concrete apart. In coastal South Florida, salt and moisture speed up this process. It is a structural problem that needs an engineer’s evaluation, not just a stucco patch.

It depends on your city and the size of the job, and rules differ across Miami-Dade. Commercial and condo stucco repairs generally need a permit, while some minor work on single-family homes may be exempt. We confirm the rules for your address before starting.

Yes. Under the Florida Building Code, stucco applied directly over masonry or concrete needs at least two coats, while stucco over lath needs at least three coats, plus a water-resistive barrier over wood-based sheathing.
