New Construction Drywall

Single-family homes, townhouses and additions on open framing. New construction is usually the most efficient type of installation, because the walls are open and easy to reach.

Commercial Projects

Offices, retail stores, restaurants, medical suites and multifamily buildings. Commercial installation usually means metal stud framing, fire-rated walls and ceilings built to the specified design, and a schedule coordinated with other trades. Commercial Drywall page

Ceiling Drywall Installation

New ceilings, ceiling replacements after water damage, soffits and bulkheads. Ceiling board is heavier to handle and less forgiving under light, so layout and fastening matter even more than on walls.

Taping and Finishing

Every installation includes taping, mudding and sanding to the finish level your room needs. For finish levels, skim coating and fixing visible seams, see our page on drywall finishing in Miami. Drywall Finishing page

Sheetrock Installation

Sheetrock is a brand name of drywall. Drywall is the general industry term. Sheetrock installation and drywall installation are the same service, whatever brand of board your project uses.

Framing and Insulation Before the Board Goes Up

The quality of a drywall installation starts with the framing behind it. We also install metal framing and insulation, so the wall is built correctly from the inside out. Metal Framing Miami page Insulation Installation Miami page

What Is Included in Drywall Installation?

This is the most common source of confusion when comparing quotes. Some drywall contractors only hang the drywall. Others also tape, mud and sand it to create a smooth surface. Two quotes can look very different simply because they cover different work.

Choosing the Right Drywall for Each Room

Standard residential drywall is 1/2 inch thick, but different rooms need different boards. In Miami, moisture is the main concern.

Board type

Where it goes

Why

Standard 1/2-inch drywall

Most interior walls and ceilings in homes

The usual residential board

5/8-inch Type X (fire-resistant)

Garage ceilings below living space, fire-rated walls and ceilings

Required in fire-rated assemblies and where the code calls for it

Moisture- and mold-resistant board

Bathrooms, laundry rooms, behind sinks and kitchen backsplashes

Resists moisture, but is not waterproof

Sound-reducing drywall

Bedrooms, home offices, media rooms, shared condo walls

Helps cut noise transfer between rooms

Tile backer board

Shower and tub surrounds

Standard drywall is not a substitute where walls get wet directly

How We Install Drywall the Right Way

Good drywall work is mostly invisible. Poor work shows up later as cracks, bulging seams and fastener pops. These are the details that make the difference.

We check the framing first. Studs and joists should be straight and evenly spaced, usually 16 or 24 inches on center. Problems in the framing show through the drywall, so we fix them before the board goes up.

We plan the layout to reduce seams. Drywall manufacturer CertainTeed notes that hanging walls horizontally reduces the length of seams by about 25 percent, and that horizontal seams are easier to finish evenly. On commercial jobs, walls are typically hung vertically. On ceilings, boards normally run across the joists rather than along them.

We stagger the joints. End joints are offset from one sheet to the next, so seams do not line up into one long weak line.

We use screws, set correctly. Screws are driven just below the surface without tearing the paper and kept a safe distance from the edges of the board.

We follow industry standards. Installation follows the Gypsum Association’s GA-216 standard for application and finishing of gypsum panels, and finishing is done to the GA-214 level agreed in your estimate.

Drywall Finishing in Miami’s Humidity

Joint compound dries by releasing water into the air, so Miami’s humidity slows it down. The Gypsum Association notes that in poor drying conditions, a single coat can take more than three days to dry. Coating over damp compound causes cracks and seams that show through the paint, so we run the air conditioning where possible and never apply the next coat until the last one is fully dry. This is also why a realistic drywall schedule in Miami may be longer than one you see online. Drywall Finishing page, “Finishing in Miami’s Humidity” section

Drywall Finish Levels

The finish level decides how smooth the wall looks once painted. Level 4 is the standard for most homes and offices with flat paint. Level 5 adds a skim coat over the entire surface and suits smooth walls, glossy or dark paint and rooms with strong side light from large windows. Your installation estimate names the level. Commercial Drywall Installation: Fire-Rated Assemblies

In commercial buildings, a fire rating belongs to the whole tested assembly, not to the drywall alone. The studs, board type, number of layers, fasteners and joint treatment must all match the tested design shown on the plans, often a UL design. As National Gypsum explains, the contractor must build a UL fire-rated design using the products approved and tested for that assembly. For framing, shaft walls, sound-rated walls and how we bid commercial work, see our Commercial Drywall Services page. Commercial Drywall page

[OPTIONAL: Add your own real prices, for example per square foot or per standard room.]

What changes the price:

  • Total square footage of walls and ceilings
  • Ceiling height and access
  • Board type, such as Type X, moisture-resistant or sound-reducing
  • Finish level and texture
  • New construction versus remodeling in an occupied home or condo
  • Demolition and removal of old drywall
  • Framing or insulation work needed first
  • Primer and paint

Do You Need a Permit for Drywall Installation in Miami?

Under the Florida Building Code, a permit is generally required for drywall installation. This includes new walls, additions and remodels, though the rules differ by city and the type of work. The permit must be pulled by a contractor licensed by Miami-Dade County or the State of Florida in an eligible category. We confirm the requirements for your address before work begins. Our Drywall Installation Process

  • Consultation — We discuss the project, the boards and finishes you want and your timeline.
  • Site visit and measurements — We measure walls and ceilings, check the framing and note access and protection needs.
  • Written estimate — You receive a written estimate naming the board type, finish level, texture and paint.
  • Permits, where required — We confirm whether a permit is needed and who pulls it.
  • Delivery and preparation — Board and materials are delivered, and floors and nearby surfaces are protected.
  • Hanging — The board is measured, cut and fastened to the framing.
  • Taping and finishing — Joints are taped and finished to the agreed level.
  • Sanding and texture — Surfaces are sanded smooth and texture is applied if selected.
  • Primer and paint, if included — Walls are primed and painted where the estimate includes painting.
  • Final walkthrough — We walk through the finished work with you and check it under normal light.

How long does it take? Hanging a single room usually takes a day or two. Finishing adds several more days because each coat of joint compound must dry before the next is applied. Your written estimate includes a realistic schedule for the work.

Hang-Only Crew, Handyman or Full-Service Drywall Contractor?
